    For the purposes of the post, let's call him "W." First a little backstory:

    So when I was 18, I was dating W and I thought he was pretty amazing, nice, I got along with his family etc. His family had come here "illegally" when he was very young from south of the border, but it wasn't a sure thing he would be protected by DACA. We (his family, us two, my parents) decided amongst us that I should marry him so that in time, he would be able to get his green card and have a path to citizenship. I know, not the smartest move, but I was 18 and my dad was best friends with his dad and influenced me a little there too.

    I wanna stress that AT THE TIME, I fully expected I would be spending the rest of my life with this man anyway. I was in love, and so I decided to just say fuck it and married him in a small, hush-hush ceremony. I figured what's the harm, maybe years down the road we can have a proper wedding and stuff.

    After that, the way he and his family treated me changed entirely. The years since then have been absolutely shit. We have passed the interviews with immigration, we keep up appearances, pretend to live together and love each other but in reality I hate him, and have hated him for a while now. His family has been disrespectful, he has been physically and sexually abusive, and the stress from having to live with this secret has basically ruined me. My mental health was awful and I couldn't even tell a therapist about any of this, as they are mandated reporters and I was scared of being charged with a felony. However, I figured since I gave my word, I would stick through it until he got his green card and just divorce him afterwards. I did not want anyone getting deported because of me.

    Well after our latest fight, I have decided I can't keep this up anymore, and am seeking to get a divorce from him, no matter how badly it screws up his life. As of now we needed to go six or so more months, but i have had enough. I told him, and he is saying that he has screenshots of texts from me saying the marriage was a sham, that none of it was real, etc. which I don't doubt are things I have said over our many fights in the past few years. He's saying if I screw him over by going through with a divorce, then he will do his best to screw me over as well by releasing those texts.

    My question is, would these actually get me in trouble? I don't plan on telling a divorce lawyer any of this backstory...should I?

    In my mind, I had the right intentions with this marriage because I actually loved him and planned on being with him forever. However, I felt afterwards that he and his family had used me, and after that initial year we have both had other partners, and basically lived our lives separately while pretending to be a happily married couple. Does that implicate me?

    I'm so confused, afraid, and stressed and I just don't know how to get out of this mess I got myself stuck in. Can anyone here please help?

    Someone claiming to be my wife scheduled a vasectomy for me. I'm single, and I've not been to that hospital in 4 years.

    So the hospital in question, I had not been to it in roughly 4 years. I had gone to the ER after an accident at training with the national guard in another part of the state.

    Today, I received an automated text from their Urology center about an appointment tomorrow afternoon.

    I called them, and they told me a woman claiming to be my wife had scheduled it with my name, DoB, and cellphone number. I told them that I am not married and have no interest in a vasectomy, ever. They canceled the appointment.

    The last doctor I saw was at a local urgent care that's not in the same Healthcare system as that clinic. They're two separate entities.

    Do I need to file a HIPAA complaint? Nobody outside of the Healthcare organization, my chain of command, and Battalion would have known of this ER visit back then. What should I do?

    UPDATE: I contacted the Hospital's privacy office and told them what happened. The lady on the other end said that when I went there in 2016, they misspelled my last name to one that's much more common (I get that a lot actually), and she suspects the clerk handling appointments got mixed up. That said she said she'd contact the clinic, have them contact the lady who called them for the appointment, and verify that this was just a clerical error and not fraud.

    (TX) We paid a contractor for a bathroom remodel, which was completed. Just received a letter threatening a lien due to non-payment.

    Just received a communications from a supplier threatening a lien due to non-payment by the contractor. Contractor stiffed the supplier, and the invoices are all in the contractor's business name. Obviously I don't want to pay twice for the same material, but besides negotiating the cost down, I'm not sure what my options are.

    Edit: thanks for the replies all. A few supplements: 1) the contractor in question is the GC. 2) the GC had two checks bounce at the supplier prior to them reaching out to us, via phone call and email, about the amount owed/lien warning.

    [FL, USA] I work for a massive chain restaurant and just found out multiple coworkers tested positive for COVID-19 two weeks ago. I only found out because one of the workers with COVID-19 posted on the work Facebook group against the management's instructions.

    The restaurant in question is a subsidiary of a multi-brand restaurant operator, but there are over 800 of this restaurant all across the U.S.

    There have been two instances when the management showed lack of response to COVID-19 since the pandemic began.

    1. Back in March before the shutdown began, I overheard a coworker (server) talking to a manager, informing him that her mother tested positive for COVID-19. The coworker did not live with her mom, but had direct contact with her on more than one occasion since the test result. The manager did not make any announcements of the case. Since then, the management still kept her on schedule and she continued working at the restaurant. I do not know for how long because I requested time off to get tested myself and follow the recommended 2-week self-quarantine instruction. During my quarantine, the restaurant closed for the shutdown, and then opened up soon after on to-go orders only.
    2. Today, a different coworker posted on the work Facebook group stating that she, along with two other coworkers tested positive for COVID-19. Her post states "I honestly don't care if management gets mad at me, it's everyone's right to know. I tested positive for the virus. Confirmed by ____________ (manager's name). Get tested people." I called her for details, and she informed me that the manager told her and the two other coworkers to not come into work. However, the manager still did not make any announcements regarding the case.

    My question is: what can be done legally to prevent the restaurant manager from these inactions? What can I do, as a worker, to help provide public health safety?

    My puppy bit me yesterday, and animal control called me today (DC).

    Yesterday my 3 month old puppy nipped me while he was eating. It was a serious enough cut that I got 2 stitches at an ER. This morning, the health department called and said that animal control will be in touch. I know that my puppy isn't vicious, and we are currently working on his resource guarding, and I'm not inclined to talk to animal control. Do I have to talk to them considering I was the one who was bitten?

    [UPDATE] Mentally unstable/violent housemate refused to move out of the house I am the master tenant in. We had to call 911 after a psychotic break. He finally "moved out" but says I manipulated/forced him to do so and intentionally left several items behind. How to proceed?

    Okay so basically, due to the Oakland moratorium in place, Alameda county courts are still not taking tenant issues. Myself and the other tenants just went to lengths like everyone locking their doors, hiding potential weapons, and purchasing pepper spray as he got crazier. After talking to him about moving out again and him fighting it for a while, saying he would take it to court, getting more aggressive, etc, he eventually packed (almost) all this things up and moved them to a new place he found not far from us. Things seemed okay but he was still staying here. (He paid through June) One night we overheard him yelling at his mom, he found out his new housemate is gay and is apparently so homophobic he changed his mind and decided he DID want to fight to stay again.

    It all finally blew up last week when he had a full psychotic breakdown and began screaming at myself and another tenant, and chased us out of the house. I called 911, the operator could hear him screaming in the background and the cops showed up quickly. The assessed him and saw how unstable he was so took him for a mandatory psychiatric evaluation (5150) overnight. I contacted his mother and she confirmed via text he does have a new place and that she would come collect the rest of his things without him and peacefully go. She did by herself the following day. The NEXT day I receive a text from her clearly written by him (crazy tenant) that he is absolutely NOT moving out and we "illegally evicted" him and "manipulated" him to moving out. He intentionally left three items in his room (vaccuum, dresser, and a small tool bag) and alluded to that giving him some rights as still being a tenant. Just wondering if anyone knows any extra details on how I can proceed with getting this guy out? I am afraid to move any of his things, and even though all other housemates want to change the locks due to fear of him coming back to hurt us, I don't want to get into any legal trouble.

    A couple things:

    1. He was never officially evicted. I gave him a 30 day move out notice that I did not file with the rent board or court.

    2. We did nothing to constructively evict him, the house and utilities remained the same.

    3. I have nothing to gain or lose financially or asset wise from this. He always paid his rent and bills on time. This is a matter of feeling incredibly unsafe around this guy.

    4. The landlord wants nothing to do with this and if it were in his hands he'd just try to "cash for keys" this guy. I know he won't accept this because he wants "justice" (??) And says he will go to great lengths to get it.

    5. I have lots of video and audio proof of him verbally assaulting us and chasing us from the house.

    6. He has not turned in his keys, and I have not sent him his deposit back yet. Not sure if and when I should do that. He is paid only through the month of June.

    7. He has not been inside the house since the day of his breakdown and is not staying here now. He is definitely trying to get me to slip up legally and move his things or change the locks or something.

    I'm speaking to a lawyer tomorrow, I was wondering if anyone can help me formulate some questions to ask here about my rights such as taking back that room, and confirming he is officially not a tenant anymore. The thing is, this guy is really not rational or sane. He doesn't want anything except "to serve justice" as he puts it. His mom has money and is definitely his punching bag and will pay for whatever he demands of her. What are some bases I should cover tomorrow with the lawyer? How does a month to month agreement even end? all my past housemates and subtenants have been great and friendly housemates so I've never been in a position like this and can't find any streamlined info online. Thank you.

    Can neighbor sue me because I cut MY trees down?

    We have a neighbor behind us. Her house is more than half an acre from ours. Between our houses was a small wooded area (all my property) that was an overgrown mess and most trees were dying.

    We removed these. We put a 6' vinyl privacy fence and planted grass. Now she says her privacy is ruined. She had private back yard and now she doesn't.

    She said we plant trees or she will sue us. Her privacy isn't our problem.

    This is our land/ property. When we moved in 2 yrs ago we had a survey done so we are in the clear.

    City and HOA say that we are in the clear. Its only from her.

    We live in a neighborhood and her house backs up to a damn Cul-de-sac (we are on) and her neighbors are 25' from her on each side. Also the ones in front are also closer than we are. Our lot is 0.78 acres. Most of it is in the back. There is so much space back there I can place my fence back more but because of a ditch/ creek we kept it closer.

    How can we be sued to plant trees on our property?

    I want to be ready with a lawyer if this is the case.

    [GA] Landlord accidentally lowered my rent in lease renewal

    I just renewed my apartment lease for 12 months. In the new apartment rental contract, the property manager accidentally entered the monthly rent due as $797 instead of the expected $977. This contract has already been electronically signed by both me and the property manager. Now the property manager is saying that the contract is invalid and that I should sign another rental contract with the correct pricing.

    Are they legally bound to honor the incorrect rental price for the next 12 months??

    Hello, I was recently allowed to work from home because of the pandemic. During this time my job was giving my job duties to someone else, which is fair. When I told them I could come back a few days later the HR Manger ( who is also office manager, financial director and temporary general manager) sent me an email letting me know the girl who took my job duties was displeased by my work and that I had not communicated enough to her ( I have emails showing I had) and would now be "the face" of the company and will permanently take my duties. I could be her assistant. They also stated the directors were "upset" with my pay grade for months but never let me know or have a conversation on how we could remedy that situation.

    Because of many reasons I put in my two weeks. I offered to help train the next employee and even write up tutorials for them. The manager was very upset and moved my resignation to the same day they received my email. I picked up my things, they only gave me less than 5 minutes and told me to get out. A week later they are asking for password information. I had not read the email and they sent another one today saying " 2ND Warning, please forward the information to the account that we paid for"

    They also never sent my last paycheck. All I want is to be left alone. I did all the professional steps needed to leave the company with good standing. I don't mind emailing them the information (if I still have it, I signed out of all their accounts on my personal devices.) And they also have access to the company email it was signed up with, but I don't want to keep receiving " Warnings" with no context over things they forgot to ask for before they moved up my resignation and gave me no exit interview. Im not sure what my options are or how to even ask for them to please stop.

    My Previous Employer Sponsored 401k Auto Rolled Over to IRA Without Notice during March and I lost $5k

    Looking for advice, as I'm still fairly young and not fully versed in 401k plan rules/regulations.

    I quit my full time job last October for another job I received. I had an employer sponsored 401k plan with approximately $18k in it. My new employer said I couldn't contribute and rollover until the 1 year mark, so I left the funds in place invested with the old plan knowing I couldn't contribute—thinking this wouldn't be an issue. My new job required relocation, and lots happened between then and March. Out of nowhere, I get a letter at my new address in April saying all my investments were sold mid-March and deposited into an IRA not re-invested. As you may recall, the stock market plummeted and all my investments were sold at the rock bottom of the market, losing me more than $5k and not reinvested.

    I never received any notification that my funds would be sold and moved. I had mail forwarded, and got nothing. No phone calls, no emails.

    By the time I received the notice of sale, the market was already back up and money lost that could have been avoided.

    Do I have any recourse? I feel like my employer did it out of spite since we did not leave on good terms. Are there regulations saying 401k funds HAVE to be moved after X amount of time? I'm only 29 and I'm so upset a large chunk of my money is now gone due to a broken system.

    Rental Office says that 300$ of the 750$ "Security Deposit" is not Refundable and goes towards "fees" (haven't signed yet) Is this legal?(Cordele, GA)

    Hello Reddit, Me and My fiance are moving to be closer to my Fiance's family. They have been helping us find potential rental properties to look at and one of them seemed to be a right fit, but this new information about the contract leaves a real bad taste in my mouth and sets off some flags for me.

    From what I understood of Security deposits, they are refundable at the end of your lease, or in some cases are used as last month's rent. Money may be deducted from the security deposit if there are damages to the property, or it was left in an untidy state requiring cleaners to be called. And from what I also understand, an itemized receipt for all deducted funds must be presented for the deduction to be legal.

    I called the office to ask questions, because we will be leasing for a year and I want to know what I we are agreeing to for such a long period of time. I asked what will be done with the security deposit, if it is last months rent, or if it will be fully refunded upon a clean inspection after we leave. I was told that 300$ of the deposit automatically goes towards "fees" with no real explanation of what those "fees" are besides an offhanded comment about paperwork and "registration"

    they are saying the "security deposit" is 750$ and have no listed separation from the security deposit and these "fees".

    Can the Rental Company take money out of our deposit for these supposed fees right of the bat before we even move in?

    Can ky landlord hold an open house for new tenants while I'm living here?

    I informed my landlord that I'm moving out at the end of next month. I am aware that he can schedule showings as long as he gives me reasonable notice (WI law says 12 hours, he offered 24 hours which was nice).

    One of his other units received a ton of attention after listing online, and he decided that he would rather do an open house when advertising my unit instead of responding to "hundreds of inquiries". He informed me today that he plans to come over for an entire day and leave the house unlocked, and let people just wander through the house while me and my belongings are inside. I'm currently working from home so I'm here 24/7.

    I'm not happy about strangers coming in where my belongings are and possibly damaging, stealing, or just casing out my house for a robbery later. Plus I have 2 cats who may get overly excited and run outside when the door opens.

    I'm fine with one person at a time but not okay with dozens in a single day. Is what he's trying to do legal and do I have any recourse?

    [ON, Canada] Selling home. Accepted offer with no conditions. Buyer did not do a home inspection. Buyer wants me to replace HRV (Heat Recovery Ventilation)

    In short, we close in 2 days. The buyer just did a final walk through yesterday and discovered the HRV doesn't seem to work. I (seller) have never turned it on and didn't until today know what it did. HRV is listed under chattels. I was unaware that it did not function. Was it incumbent upon me to ensure that all listed chattels functioned correctly prior to purchase? The attorney handling the purchase has said that the buyer has a "reasonable expectation of functionality" for all the house mechanical assets, but without a home inspection, I'm not sure how I would be expected to determine this. The rest of the HVAC works well and I've never given it more thought outside basic filter maintenance. The buyer did inquire about the HRV through the realtors after the offer was accepted and I honestly replied that I did not know what an HRV and all HVAC seemed to be working to the best of my knowledge.

    1) What is likely to happen if I outright refuse to repair / replace the HRV?

    [CO] Landlord sent my sensitive information to future roommates

    I took over 6 months of a lease under a sublease agreement. I have 2 roommates who have been there longer.

    During my screening process, the landlord shared the detailed results of my background check with the roommates. Landlord also shared screenshots of my emails with them that contain information about my personal finances. They also received a full-color scanned copy of my driver's license via email.

    This feels like morally inappropriate stuff to share but I would like to know if there's any legal violation happening here.

    Can my manager make me use my tip money to balance out the register?

    I live in Minnesota and work at a local snack shop for minimum wage. Lately the manager has been telling us if the cash register is short at the end of the day, we have to take money from the tip jar and balance it back out. Or if there is no tips, out of our pockets. I can't find a solid answer to whether this is legal or not. I also have a few problems as why it bothers me now.

    1.I started working at this place as a summer job last year, and they never had us do this. She said that they have always made to person(s) working use their own money to make up for anything that is missing in the register. But all of last year, if the register was off at the end of the night, then the deposite went in the book and to the bank as short. 2.The tip jar was not even introduced until mid last summer by me. So why if we had the deposit wrong last year we did not have to make it up. 3. The "making up the change" thing was only brought up to us late last week. The manager says that that is what the hostess and the joint restaurant has to do if the till is off, but I worked as a hostess there last year as well and I was never told to do this. 4. There is only 1 register for all 2-3 people working to use. Shifts are 10-5 and 12-7 and the register is counted when one person opens and when the other closes. Due to this. There is not way to tell which person made the mistake, but the person who closes get stuck giving up their tips at closing since that is when you fldo the final count. So even if the opener made a mistake, the closer forks over the cash.

    Is there anything I can do? Is this legal? Are they violating any laws?

    The unit above my condo had a leak in their water heater, flooding my condo and prompting my tenant to move out. I've forked out $1600 in repairs and now the owner of the above unit is refusing to reimburse me. [Arizona]

    My property manager says it's usually between the insurance companies that determine the damages. At the time, I didn't have rental property insurance. Is there some way to get reimbursed other than a lawsuit? Would it even be worth taking this guy to court?

    Traffic stop identity theft

    My sister used my information on a misc. drug charge and ended up getting charged even more for impersonating me. I have been nc with her for a long time and just recently found out about this from her since she's in drug court and can finally be around her kids who I'm with a lot. The arrest was well over a year ago. Why was I not informed by the court about it? Apparently in drug court they made her a deal of some kind about writing me an apology letter for the crime? My grandmother lost the letter and my sister later told me what was in it. That was when I found out about her using my name in an arrest. The only reason they found out she wasn't me was because another cop recognized her from previous arrests. I'm not sure how it works but I'm pretty sure if he wasn't there they would've booked her with my info causing my name and record to be dragged through the mud and later on having to be dealt with. Does anyone know if it was mandatory or not for the court or police to inform me? Or if I would've been able to press charges against my sister? If I knew when it happened, I would've pressed charges. I went to my grandmothers to clean the house for the 4th and my sister tells me that she wants to know if I could tell the court that I got her letter? I don't know if this was just her asking me to help her case or if the court is requesting me. I was just wondering if there was anything I could do about never being told. Whether I could still press charges with her or even the court? I feel like since they figured it out before booking it doesn't matter but I feel I also should've been informed and at least given the opportunity to press charges.

    [USA, AR] A law firm is saying that I need to give them an original version of my father's Will to finalize some inheritance issues. But I don't have the original. What can I do?

    I'm in Arkansas. My family gets some annual income through a farm we own and it use to go to my father. But he passed a few months ago. It's stated in his Will that I inherit his shares of the farm money.

    However, the firm that handles the farm stuff for us is saying that I need to give them the original Will to verify this, which I don't have. But I do have copies of the Will. They told me the original should have blue ink, if that matters.

    If I can't find the original Will what steps can I take next?

    I feel SUPER uneasy about the situation I'm in and what to do now. It's been draining years of my life.

    To recap and continue: Car accident in 2017 at age 24. Nothing broken but had alot of issues and a few still plague me to this day and will continue to like PTSD and not being able to stand for more than 30mins without back pain (use to be 10mins). Currently "finished" with treatment again as I cannot afford to pay anymore and base PIP exhausted.

    Because of the stress, I didn't think about getting an attorney immediately, I didn't do much of anything but go to the doctors, tell them my issues, do physical therapy, MRIs for my back, etc, to have them tell me that they could not find much or anything when I had issues still. The doctors I had were not very helpful at all unfortunately... Only 1 was somewhat.

    I did the original post at the height of my stress. Insurance offer was low. I got an attorney through my workplace benefits (US Legal). US originally told me that I should get an attorney as a LAST Resort when I first talked to them years ago which is why I didn't get one way before.

    But everything started going well. Signed rep contract. Exchanged all details. Went more over items over time. Somewhat agreed on an amount, finally made demand this year..... and insurance won't budge. Attorney believes it's because of what was put in the medical records that they won't move and wants to go forward with a lawsuit but AT THE SAME TIME is recommending me a doctor to go to now because I need a "doctor advocate" who can take account of all my past and current issues if I pay roughly a grand.

    I said no to the recommended doctor because that did not seem right to me. I don't know much about the legal system but that seemed very shady and like it would not hold up in a trial. Plus I don't have the money for this. Then I started learning about the "Kiss of Death", where you get recommended a doctor because they have pretty much given up on your case... Trust with attorney is questionable now.

    So great news right after this, My doctor & neurosurgeon who I was with both have left their jobs. One was having a kid, the other, idk. So I am SOL and now have to find new ones or take the ones assigned to me, wonderful.

    I cave in a bit and ask my attorney for recommended doctors who can use my insurance and he comes back with just one, doesn't say if my insurance covers buts says "Don't tell them I recommended you" but I can put their name down if their documents asks for an attorney. I looked up the doctor and well what do you know, bad news articles, very mixed reviews, shady office building, all of the things that say "I'm being setup". Now my trust is gone.

    Unfortunately we have already been moving forward and I was given a service of court document recently.

    So I'm at a loss today. What's the right path from here? Do I decline the doc recommendation again and find my own? Or do I find another attorney? Is that even possible at this stage without financial repercussions?

    I thank you for your time for reading this, any help pointing me in the right direction is greatly appreciated.

    Went to a Major News Agency about Landlords Negligence. Maintenance Man's Girlfriend Gets Angry and Posts False Information in Addition to our Apartment Number. What, if any of her actions and intent are illegal? What steps can we take legally?

    While addresses are public record, this is more directed towards her statements and what I can do legally in response. Recently I confronted my apartment complex manager about her negligence concerning the complex and not informing tenants of several bedbug infestations throughout the complex. Unfortunately, it's not against the law for landlords to keep quiet about infestations in this state. I found out when we were being eaten at night and brought the bug to Terminix and had it identified as a bedbug. I tried confronting the landlord multiple times about how long she had known, if she would have told us had we not have found out, and why she didn't feel professionally obligated to inform us as we are now infested as well. To each question she answered, "I don't have to answer that," so I take the story to the news, hoping to inform the hundreds of people living in the complex of the infestations. The complex manager breaks off contract with Terminix for informing us of the infestations in the complex, but is now responsible for ridding us of bedbugs as we were made aware we had not started the infestation. We set a date and left the apartment, with specific directions only to allow the Maintenance Man/Supervisor in to take care of the extermination (he is not a licensed exterminator). We were left with instructions to bag EVERYTHING in our apartment and place the bags in the center of the room, excluding furniture. Well, after the news played the story, the Maintenance Man/Supervisor's girlfriend sends a message to a local facebook page. To paraphrase she claims to work for our apartment complex and thanks the facebook page for sharing the news article on facebook, calling it "dumb ass shit". Then proceeds: I'd like to let you know they live in 419... Maybe if they cleaned and wasn't nasty they would not have them but thanks for being funny like u do... whole city has them Terminix sprays... Y'all are so stupid on everything. "They have 20,000 dollar machines that kill them unlike other apartments. Town way is full of them too lmfao" "Y'all can share that." 1. She does not work for our complex, her boyfriend does. 2. She has never seen the inside of our apartment as we do not know this woman and employees are only allowed in without us present with our prior consent. 3. She posted our apartment number with the intent of having the public see it and her comments. 4. Only her boyfriend or apartment complex manager would have known our apartment number.

    (Flagstaff, AZ) The landlord has charged us a non-compliance fee for the past 2 months.

    My landlord has charged me and my gf a non-compliance fee for the past 2 months saying that we had a lapse in insurance coverage (we did not, and I sent them copies of both my 2019 and 2020 renters' insurance policies showing no lapse in coverage). The fee that they are charging us is because their system didn't update when our policy switched from the 2019 coverage to the 2020 coverage. When we renewed our lease in April they mentioned nothing about insurance or anything like that. <br />

    I am wondering if we actually have to pay the fees considering the fact that we were never in non-compliance.

    Got fired after giving notice for taking a week off for vacation. Never did direct deposit, employer now saying he will give me check only if I give him 2 items that I do not have.

    The only papers that I signed were the tax documents (W-4)

    Online slandering from reddit is destroying my personal life and career

    About a year ago I had a boy who was obsessed with me, and when things didn't go the way he wanted with a relationship he blasted me all over Reddit. This included photos of me which are not naked, but not something I am comfortable with on the internet. Along with a written Post of complete slandering lies. This thread of posts got taking off reddit after all my info was released and I was getting harassed none stop. However it was uploaded to another webpage that I am not able to get this content taking down from. It is one of the first searches when you look up my name. Is there any legal action I could take to get this removed as it has been starting to impact my personal life again. I don't have a lot of money as I already tried seeing if I could buy the website or pay to have it removed however that has gone nowhere.

    Scammed by a shady rental company??

    I believe a local rental company, which we will call X, is running a scam based around collecting application fees with no intention to rent. The following is a detailed account of our experience with them, and what I considered to be shady about the process. I would just like for someone to analyze the situation and tell me if I have any real legal basis for believing this might be a scam. Strap in, it's a long one.

    My boyfriend (22M) and I (21F) saw a listing for one of X's rentals online. I contacted them twice through email and received no response. My boyfriend called them, and they actually picked up and agreed on a time for us to view the apartment. The listing was posted on a Thursday, and we agreed that he would go see the house on the following Monday, which was at his soonest convenience (since it was a 2 hr drive away). On Monday, he viewed the apartment and showed it to me through face-time since I couldn't go that day. I trusted his judgement, and we both liked it. At this point, the listing was still marked as available on the website we originally saw it on. We applied for it immediately that day, as soon as we were able to complete the application. We submitted our $90 application fee ($45 each), along with photographs of both our social security cards as was explicitly required by the application. Of course, I thought the sending a full-view photo of both our SSC's to a questionable email address was incredibly shady and I'm not sure whether such a thing is even legal in my state (NC). But I really wanted this place since we had been exhausted from looking at rentals for months, and I think X definitely preyed upon that. In hindsight, I now believe that this is a widespread tactic used by X to discourage negative reviews of their company and/or BBB reports.

    After we submitted our application, I kept checking the listing, and it was advertised as available online throughout the night. I was so sure we had gotten the place since it had only been up for a few days. But, the next morning, not even 24 hours later, we received a call telling us that we were denied the apartment because it was already rented out to someone by the time we viewed and applied for it. Okay, so, I understand choosing another tenant over us. But from their explanation on the phone that the property was not available anymore at our time of application, it seemed as though we were never even given the chance. I believe X allowed us to view and apply for the apartment knowing full well that it was already taken and that they never intended to rent it to us.

    This may be further evidenced by their claims about our application processing. We asked for a refund on our application fee, given that it seemed like a mistake at first. But they stated that our application was already processed. I highly doubt this, since I am not entirely sure whether there is a plausible way X completed our background renter and employment checks in less than 24 hours (which were also an explicit part of the application that they were responsible for). To add offense to injury, they told us that we could apply for any of their other available rental properties within a similar price range, except there were none.

    I know $90 doesn't seem like a lot, but my partner and I are two recent college graduates struggling to find a footing during the pandemic and economic crisis. We were trying to move to this apartment to start work in this new city as soon as possible. The fact that X took the opportunity to swindle two young people out of money during this time is disgusting. They're certainly doing it to other people too. I also fear the fact that this shady business now has photographic copies of both our social security cards through a (probably) non-secure email. I've also just graduated from a pre-law program with every intention of going to law school next year, so of course I'm personally mad about the potentially illegal shit going on. (Especially considering I'm trying to save every penny for a good law school).

    Their reviews are filled with similar or even worse experiences, as well as accusations of racism and discriminatory behavior towards younger/poorer renters of their more low-income properties. And yes, I believe these claims are credible because this is a yee-haw truck place in a more rural part of my state and every single employee at this rental company is older and white. I am white, but my boyfriend is Mexican and looks quite ethnic. And keep in mind that I did not accompany him to their office or to see the property. And on top of all that, this company literally got in trouble a few years back for one of their employees embezzling $500,000. The company got out of that mess by essentially throwing said employee under the bus. I mean... come on. How can a company of like 5 people be unaware of that and claim to have nothing to do with it? They're either intentionally shady or completely negligent of their business. I've already reported them to the BBB and wrote a 1-star review on them to warn others.

    But now, here's my real fucking dilemma. I've since noticed that X owns almost every other property available on the market in that city. Yes, the embezzlement company owns the monopoly of properties in this city. So now I'm faced with the dilemma of not even being able to get us a place at all due to my bad review (which was an entirely professional recounting of these events, might I add). Do I delete my review in case they put up another property we might like? I feel like I'm backed into a corner by X, which isn't a good thing since they have sensitive info on us and we desperately need to find a place soon. I don't want to get blacklisted from renting in the area, but I also feel obligated to warn others. What should I do regarding this?

    I know our $90 is as good as gone, so I don't expect to get that anytime soon. I'm just trying to figure out how to proceed. It would also give me peace of mind and knowledge for future reference to know whether any of this stuff is a red flag. If this is standard practice from rental companies, then holy shit, that's depressing.

    TLDR: Shady rental company X showed us and allowed us to apply for an already RENTED OUT property they had no intention of actually renting to us. They now own my identity and can probably blacklist me from buying a home in the area due to a bad review I left. What do? :(
