    The moderators at r/legaladvice have received the following request, and we are asking any regular participants here who are lawyers or other experts to help out:

    A team at Stanford Law School is urgently seeking out housing law expert volunteers to help us get quality information out to renters who are searching online for legal help during the pandemic.

    The time commitment should be 1-2 hours during May 2020. If you're interested, the volunteer sign up form is here.

    THE PROJECT: We are building a national website that has essential, location-specific FAQs for renters who are concerned about possible evictions, rent payments, and utility shutoffs during the COVID-19 emergency. We are doing this in collaboration with The Pew Charitable Trusts, in order to improve the public's access to up-to-date, jurisdiction-correct legal information.

    This is an important project because housing laws vary dramatically sometimes even between cities in the same county. Thank you in advance for taking the time to do this.

    A classmate of mine cheated, she put the blame on me and 3 other students.. I want to dispute it with the dean but she says her visa will be threatened if I do (california, us)

    Long story short my classmate sent us screenshots of the test not to give us the questions but because she WANTED the answers. She was caught and the professor had a 3 hour conversation with her. She claims he threatened to kick her out of class if she didn't tell him who was involved and her visa would be taken away if she gets kicked out. 1. we didn't help her cheat , 2. he didn't even ask our side of the story, 3. he immediately gave us 0s when that could easily be disputed. I feel bad because I want to go to the dean because I feel like this is unfair. But I also don't want to get her visa taken away. He told her she would get her visa taken away if she doesn't tell who was involved. I'm not sure what to do.Is this legal? Will she get her visa taken away if she gets kicked out? (sorry if this sounds messy I'm very emotional right now).

    Edit: Thank you for your advice. I found out she changed her story and made it seem like we took advantage of her to get answers for the test. Although I feel bad for her, my academic safety is more important. I sent an email to the dean. My professor said he couldn't meet til next week even though we have 2 weeks of class left so I'm just immediately going to the higher ups to dispute it. Thank you!

    (OH) My mom killed herself by driving into bridge, but her airbags didn't deploy.

    Hi,

    Let me preface this by saying my mom was an alcoholic and suffered from of and on depression. So Wednesday my mom broke up with her boyfriend, got drunk, then ran into a bridge post with the intent to kill herself. She succeeded. Today, me and my brother went to the impound to collect belongings from her car, and let me just tell you for those that have never had to do that, it was hard. This is all hard, but that really sucked. Anyway, we noticed not a single airbag deployed in her 2005 Pontiac Grand Prix. I looked it up and there was a recall from 2004-2008 ignition switch which could switch to the off position from impact and stop the airbags from deploying. The way she crashed the vehicle was on the passenger side, which suffered the brunt of the damage. From the looks of it, albeit I'm no crash expert, it looks like if the airbags deployed my mom would have lived. Maybe she started to turn the vehicle and hit the passenger side, maybe she didn't want to kill herself and it was just a cry for help. I'll never know. Just wondering if there was any legal advice I could get regarding the airbags malfunctioning. If not, I get it, doesn't change anything. Anyway, thanks for listening.

    Iowa. My dad's house is serviced by a community well that is now owned by an HOA. They want him to join the HOA to keep using the well. Does have any defense?

    My father owns a house in an area with a community well. Back in the 90s when he bought the land and had the house built, the neighborhood was all supposed to be developed. My father knew someone involved in the plans and bought a plot as soon as the opportunity came up. Meanwhile the well was put in by a well service and the way the contract worked, the well service owns the well and lines.

    However there was some drama with the development company and the rest of the development didn't end up happening at that time. They eventually sold it all to a different development company and that new company developed the block as an HOA neighborhood. They asked my dad to join, he said no, it was never really an issue again until recently.

    After the area was developed, the well company has always managed the well and bills people directly. They pay a very small amount that covers the cost of maintaining the well as well (extremely cheap).

    Apparently the well servicer recently wanted to get out of the well biz, but not a lot of well servicers want to OWN the well - they want to service them on contracts but don't want to be the actual owners these days. So, they sold the well back to the HOA who now owns it and hired a new company to do the maintenance.

    Now here is a failure on our part. My dad received notice in the mail about this from the HOA. However they have sent him mail in the past that was not relevant to him, so he thought the recent mailings were crap and ignored it. So apparently there were three community meetings held about this that he did not attend. They've left him voicemails but he admits that he listened to the first two seconds, thought it was political spam, and ignored it.

    Now they have finally gotten in touch with him that since the well is owned by the HOA, they are treating it as an HOA benefit and they can't give those benefits to non-members. They told him they understand that he doesn't want to be held to HOA covenants just to keep getting the same water he always has, but since the HOA is taking on the burden of the well they need to be fair to members and not have someone who isn't paying for HOA benefits receiving them. (It sounded exactly as slimy as it reads). They are offering him a "special allowance" to join the HOA but not be held to the covenants such as house colors and fences and all those other things, but so he can use the well.

    I don't know if they're being slimy and pulling a fast one without a legal basis, or if my father should be legitimately concerned. Should he get a lawyer?

    [TX] Neighborhood kids keep opening and taking mail from mine and neighbors mailboxes. What should we do?

    Hi all,

    As the title states for the past few weeks there's been a group of kids in my neighborhood that go around to all the mailboxes and opening every single one and taking the mail and either taking with them or just throw all over the ground.

    We live in a sort of rural area so all the mailboxes are all grouped together at the end of our road. I actually got together with a few neighbors to buy a game camera to hopefully catch these kids in the act.

    Now, would this be able to help if we contacted the police to show them the evidence? is there anything against doing this?

    Also, besides calling the local authorities is there any way to put in a complaint with the USPS too? thanks in advance

    TX: College cancels welding classes on me, I ask for refund and drop. They un drop classes and place me in incompletes then proceed to say I never asked for drop or refund.

    I have email evidence of them running me around the bush and not dropping me after I asked to be, even an email or my advisor saying I was dropping. Then now they say I never asked for drop or refund. They are threatening to give me an F, and if I were to drop now I'll only get 25% of my money refunded. Even though I had asked yo be dropped well over a month ago. Their policy says they can only refund me 25%. Tomorrow I will be forwarding all the emails yo the college president. Is there any legal help I can receive for this situation?

    (CA) My landlord has been living on my rented property for two weeks. His reason switches between working on the house, and not having work elsewhere because of the pandemic.

    We moved in 6 months ago in November. We have a one year lease. The property is over 20 acres. There are multiple structures, but we rent a house, detached pump house with washer/dryer hook ups, and a detached artist studio. The other structures we do not have access to, and the landlord stores things there.

    When we were discussing living here the landlord said he comes up and stays in a cabin behind our house for a weekend a few times during the summer. We were ok with that. He said there was a chance he'd stay longer and if so we could work out a roommate situation where he pays rent. He lives in the cabin but comes in and uses the bathroom and kitchen.

    The cabin he stays in has power, but no water. When we first moved in, he stuck around for about a week doing some repairs to the house and staying in his cabin, but he would come in and use the bathroom. It was annoying, but we loved the property so we dealt with it.

    Now about a month ago he calls and says that due to the pandemic he is out of work, so he's going to come for a while and do some repairs to our house as well as sort through his stuff on the property. He wouldn't tell us how long he was staying. We asked about the rent break, and he said there is no rent break because he won't be coming inside our house. There's an outdoor shower attached to the pump house (that we rent) and he said he would just use that and take water from there. This outdoor shower is about twenty five feet away from our huge living room window.

    So he's been here for two weeks and says he's leaving today. He keeps saying he's going to leave and then extends it two days. He's been doing work on the house at whatever time and day he wants, after 5pm, on weekends. I have told him that my job is very demanding, and that I am very private, and he still won't agree to terms of when to work on the house. I've had no peace for two weeks.

    He's leaving, we think because it's about to rain for a week. And we think he'll be back as soon as the weather is nice again.

    Our lease says tenants will be the sole occupants of the premises. It also says the owner and/or maintenance person can access the house for repairs during reasonable hours.

    What can we do?

    ETA: On days he's not working, he sits in front of his cabin looking directly at our house. And last night, he had three guests come over, they had a fire outside in our backyard, and stayed the night. He did not ask our permission.

    Edit 2: My brave boyfriend just went and checked the old abandoned outhouse. We found where the landlord has been using the bathroom. We've contacted code enforcement and will be filing a complaint.

    Venue has us cornered. Asking us to continue "planning" for our 160ppl+ event in August 2020 and wants to collect 3/4 deposit next week.

    Contract has us locked into an F&B minimum where cancellation will require us to pay the full amount. The venue has given us the opportunity to reschedule/postpone, but we DO NOT want to enter into anther contract with the venue, given it is unknown how long this will last, and wedding contracts for postponements have been very unfavorable to bride/groom. Our original contract has an impossibility clause, but because there is no absolute 100% rule/law that says the wedding cannot occur, the venue has taken the stance that "they fully anticipate all events to occur in August 2020." enue is in San Diego county which just released this effective May 10th that prohibits all gatherings greater than 1+ effective indefinitely https://www.sandiegocounty.gov/content/dam/sdc/hhsa/programs/phs/Epidemiology/HealthOfficerOrderCOVID19.pdf . We have already been unable to do a 'tasting' and cannot visit the venue anytime soon.

    It is clear that social distancing will last through 2021, and therefore, the venue will not be able to accommodate 150+ people in a 250ppl capacity ballroom while practicing social distancing. Because of this, they are holding us to the contract, and our next deposit is due within two weeks.

    Our next payments are coming up and I don't want the venue to say we breached the contract for not making these payments. I do not trust handing more money to a venue that can easily file for bankruptcy amid this crisis. They have said in an email they will refund deposits if it is decided the event will not occur 30 days before our date, but we want this resolved sooner. This seems utterly ridiculous that they are asking us to collect funds for something that will not occur.

    No idea what to do here. I will keep communicating with them but wanted to see if anyone has any advice. I have contacted a lawyer who says we have a good chance of winning if taken to court but because of the venue's resources, im afraid they will bully us with legal fees. We are leaning towards continuing payments and then hopefully get refunded 30 days before the event.

    Multinational has copied my website and concept almost word for word--should I worry?

    Today a large multinational company dropped a press release announcing their new business linewhich is nearly word for word lifted off of my own (solo LLC) website. I'm thrilled that my business model is validated, and not concerned about them as competition--we're only three weeks old but have already contracted more than enough business to keep us fat and happy for the foreseeable future. My worry is--do I need to be concerned that they're copying me so closely that the materials look stolen? I was first to market, all over the industry press, and have proof it was all mine first (or at least long before they went public?) This organization isn't known for being a good corporate citizen, and I could see them trying to shut me down even though I was here first.

    Edit: You can't fix the title, and I was unclear. They didn't copy my website, only the text from it into their press release.

    Being Sued For $150,000+ For a Link Shared In Our FB Group | Small Business Owner In CT

    We run a consulting group on Facebook where we teach people how to build and operate Shopify websites. We run this program through a private Facebook group students get access to upon joining.

    Late last year one of the moderators which we il-informedly trusted shared a link to download a custom Shopify theme they claimed they designed and we've shared it since within the group.

    The original owner of this Shopify theme is now contacting us demanding that we pay for $200 licenses for all 500+ students who have ever signed up to our group. We've offered to pay for the small amount we can prove were downloaded, but they are not willing to budge an inch.

    They are threatening legal action within the week. We are a very small struggling business and can not afford something like this.

    What do we do?

    Hippy ex-wife wants to take my son and move out of state to a commune. Need advice.

    We have been divorced for going on eight years now and have two sons. Our eldest is 16 and the youngest is 10. We both have 50/50 physical and legal custody and neither of us pays child-support to the other. She is basically in charge of all school costs such as supplies and lunches and I pay for medical/dental. We live close to one another and we share then every other week. That's the background and I can add additional info if needed.

    A week ago Monday my ex texted me saying that she wanted to get together and talk because she had a job opportunity in another state and wanted to know what I would be willing to do about the kids. She stated that nothing was concrete, but wanted my input. I told her, "I'd be more than happy to have the kids stay with me full time, and we can work out what months of the summer she'd like them and what holidays". She really didn't like the answer and I just kept replying to her that I was in no way agreeing to her moving the kids out of state. My ex is an LPN but hasn't been able to hold down a job in years so I was skeptical.

    After this I asked my oldest how he felt about moving and he told me that he wasn't going to move and planned on staying with me. When I asked her about it, she said she knew what the eldest planned but still wanted to take the youngest with her. I again told her I wouldn't agree to that and in no way was she allowed to move him out of state. We exchanged many many texts that I really don't want to paraphrase but it turns out she is getting a divorce again after only a year and has a "community of people in Oregon that is going to help her get on her feet". It didn't sound like she had a job lined up at all but a place where she could move into. I did a little digging on her social media and it looks like some kind of hippy commune that she wants to move to. So she again probably wouldn't have a real job nor a place to call her own. I am completely uncomfortable with my youngest being in that kind of situation.

    After we got divorced it seemed to me that she kind of slowly started to get into weirder and weirder stuff. I say she's a hippy, but it's more like this weird alternative lifestyle. She will go to these get together in different states and I know there are all kinds of drugs being used, and very fringe ideas. I guess I can't explain it well. Her idol is a woman that is like a "life planner" or "motivational speaker" that thinks she is an alien from another planet sent to help people here. She isn't bad to our kids, but she makes very poor decisions in life. For instance she has moved at least once a year since we've been divorced. She has gone through multiple men and had them move in with her. My kids have absolutely no stability except when they are with me.

    The last thing that is important is that my youngest has behavioral issues in school and at home, mostly her home. She has texted me many times over the years that she can't handle him and that he needs to stay with me. When he is with me he does a lot better with his behavior in school and I don't have a problem with him in my home. She mentioned and kind of coached him that if they moved he'd have a new school and new start, he doesn't have any friends because of how he acts, so he was excited to move. I had to tell him that I wasn't agreeing to the move and that I hated to have to be the bad guy and tell him that.

    I live in conservative rural Minnesota. I know my 16 year old not wanting to move will be a big factor is this becomes and issue that needs to go to court. But, I am wondering if anyone can give me any input on this. What should I be doing with the kids or saying? Should I warn my youngest if she tries to leave the state? Any input at all would help.

    Today my employer asked all employees to defy my state’s stay-at-home order and return to the office starting tomorrow or lose their jobs

    We have been working from home since the middle of March and things have been going well, but today, on a company-wide video call the president of the company told everyone "they can come to work tomorrow or they won't get paid". He made it clear everyone is expected to be in the office like normal. What's even worse, he told people with kids that working from home isn't acceptable any longer, full stop. So people with kids have to take leave, use sick or vacation time, or get fired. My state still is under lockdown and we are in a major city. The state government has a phased reopening plan and our county is nowhere near reopening. There are basically no precautions at the office, no hand sanitizer available (though they did order some which won't be shipped until next week).

    What do we do? What can we do?

    [MA] Day care refusing to reduce costs or let us remove our child from the day care forcing us to pay close to $3000 monthly with little to no support

    Seeking guidance on how to go about this. Multiple parents are in tears and feel our experience with this school has been worse than the pandemic itself. Some of us are front line doctors treating covid patients and still feel the school has been the biggest source of stress during this time.

    Our day care (part of this school) in Newton, MA shut down in early March. The first few weeks, we heard nothing but the regular fluff emails. After the parents reached out pointing what other day cares in the neighborhood were doing, the school started sending out one or two 2-3 min video recordings a day few times a week. Parents continued paying close to $3000/month thinking the school was trying to figure out the best way forward. It is now almost three months later, the school continues to do the same thing. Our 2-3 year olds have little to no interest in these videos. And we continue to be charged full fees as regular day care.

    We emailed the school to consider adjusting our fees as $3000/month to get a few videos is simply not the same as having our child at the day care everyday for 8-9 hours. We clearly mentioned that we wish to continue supporting the school, and are hoping to meet somewhere in the middle where it works out for both sides. Note, a lot of us have either lost jobs, may lose our jobs or have had mandated pay cuts. So saving money is paramount to us. The school has simply refused to consider even a dollar in fee reduction.

    We then reached out to understand how to un-enroll our kids from the school. It has been 3 weeks now and the school simply will not tell us how to remove our kids from the school. Multiple parents have reached out saying we want nothing to do with the school anymore. Just tell us what we STILL owe so we can get out. But the school will not give us an answer. The school has auto-debit setup and we are worried stopping it might affect our credit score? And are still completely clueless on what our financial obligations continue to be.

    To add insult to the injury, we had paid a deposit for next year's enrollment, as most parents do to reserve a spot for your child. The school has informed us we are liable to pay full fees for next year as well regardless of whether or not the school opens up. Please note, this is for a 2-3 year old's day care at a very, very reputable school.

    Parents have cried with the administrators who refuse to do anything about it. Please if anyone knows anything we can do, we could truly use your help. I apologize if I sound frustrated, but we are feeling extremely helpless at this point and don't know what to do.

    Public school records destroyed

    My son's public school records (kindergarten through 5th grade) were destroyed in a flood at his elementary school. The records were not backed up electronically and no physical duplicates were stored with the district.

    The school claims to have no records of his grades, standardized tests, attendance, awards, etc.

    My son is now in middle school in the same district. I want to apply to a public magnet school within the district, but can not do so without his educational records from elementary school.

    I did file an open records request with the district. They could not find any email or electronic records of my son from K-5. They claim to have no records of him from before his middle school enrollment.

    Is this legal? Does the district have any obligation to preserve his educational records while he is a student in the district?

    I'm looking for a way to compel the district to allow an application that lacks the educational records that the elementary school lost.

    We are in Texas.

    Someone else has been posing as me and filling my prescription (UK)

    Looking for some advice because this is all unknown to me. 2.5 years ago I went through a rough patch and was prescribed antidepressants. I only filled my prescription once because I didn't like the feeling of being on them.

    End of last year in got a text from my GP saying they had to move my appointment time. I hadn't made an appointment but figured I had forgotten or my wife made it. I needed to go see the GP for something anyway so I went.

    Fast forward to a few weeks ago and I get a call from my GP saying that they cant approve my repeate prescription for the antidepressants because I need to check in with the doctor first to confirm I still need them. I said I wasn't sure what she was talking about and she said that I had put a repeatedly prescription request into Tesco pharmacy 20 miles from my house. I told them I hadn't filled that prescription in almost two years and they quickly made excuses and hung up.

    I haven't heard from them since but its freaking me out. Someone out there somehow got my prescription details, name, DOB, address etc and has potentially been filling my prescriptions for 2 years. Also, could this person have actually been to my doctor posing as me? It's not like they ID you when you go in. What should I do?

    TLDR; someone has had access to my medical details and is filling my prescriptions for possibly 2 years.

    [Montana] My landlord says I "need to find another place to stay" as they want to remodel. HELP!!?!!

    Hello all! I am in absolute hell with my landlord and place of residence. I am desperate for y'alls' advice. Thank you so much!!

    I have lived in a 2bdr apartment in Montana for 2yrs. Landlord isn't great, but I love the place so so much! Me and roommate had separate leases: $$$ monthly rent for the [address] full two bdr, not just a room. My roommate moved out last week and the landlord has been at me to pay their rent (in addition to mine which I've already paid) until I found a new roommate. Well, my roommate finally moved out the 10th. I somehow found a new roommate, ready to move in ASAP! Problem solved right? NO!!!

    When I let my landlord know that the new roommate would be contacting them, I received a shocking response. The gist is the landlord now wants to repair the apartment: strip and redo tile in the bathroom, re-carpet the place, rip out the giant window (nearly 3/4 of the wall) in my room to replace, maybe more! They said it would take them weeks and "So sorry, you'll need to find another place". When asked for how long, they said "I don't know, I have a lot of work.". Up till literally TODAY, the plan was/their expectation from we was, essentially, "pay me double rent until you find me a new tenant". Now it's more "find another place because I want to repair things (place is literally fine, nicest place I've ever lived) for a long yet undetermined period of time.".

    I don't want to move out! Despite the landlord, I REALLY like living here! I feel like I just got served some kind of weird, passive aggressive attempt at a soft eviction. If it takes them w/e number of weeks (again they "don't know"), where am I supposed to live and how do I pay for it? I do not have that kind of money. Hill to die on? Here it is!

    How can it possibly be legal that I could (a) be forced to vacate on the whim of my landlord's home improvement kick, (b) be obligated to pay 100s+ for whatever shitty motel I end up staying at, or (c) get a new roommate to sign a lease during this whole fiasco OR ELSE PAY DOUBLE RENT??

    Tl/dr: Landlord has been on me to pay twice my rent after my roommate moved out. I found somebody to move in ASAP only to be told "sorry, you'll need to find another place". They, out of the blue, NEED to do a bunch of major repair/remodeling that will "take weeks". How long? They "don't know". I feel that I am being weirdly pressured into moving out but I don't want too!! I've paid MY rent in full and lined up a new tenant for them only to be told: nah get out. I really need help. I want to fight this but I don't know what to say or even what to research for.

    Chances of abusive mom coming back

    Hello, I recently reported my mom to the police to child services (New Jersey). She threatened me with a knife and was beating me. The abuse has been going on for almost my entire life. My brother and I both gave written statements to the police. I am almost 18 while my brother is 16.

    My mom was arrested and charged with child endangerment and aggravated assault, although she has not yet been convicted. We were granted a protective order against our mother meaning she is not allowed any contact with us, in person or phone. However, she violated that order her first night in jail by calling me and my brother until 2 AM (How I don't know considering prisoners usually have limited access to the phones). All jail phone calls are recorded. She was released and she is living separately in another house. The order is still in place until further notice.

    However, a child services worker called me today and suggested that my mom could live with us again while a worker checks on us once a day. I told her that was not a good idea considering her abuse and the fact that she told my dad not to buy us food (he has custody of us).

    What should I expect in the near future? Can I use her violation of the protective order against her? Will there be a court meeting where I have to argue in support of making this protective order permanent? Will my mom be present in these meetings?

    I apologize in advance for sounding a bit uneducated. I don't know much about these sorts of cases and I have never been in this situation before. I should also note that I do not have physical evidence of the abuse although my brother backed me up when talking to the police.

    [CO] Illegally Evicted in Colorado?

    Hello! On 4/30, I received a voicemail from my landlord stating that I have 24 hours to move out of my apartment or she would put my things in the driveway. I was renting a studio apartment over the garage of her house. My rent was paid up and my apartment was clean and undamaged. This is in Adam's county.

    I know it's illegal to evict me in such a manner, but I didn't trust her not to follow through, so despite being out of town, I dropped everything and got myself moved out by ~7:00 the night of 5/1. My questions are these:

    1. Is this technically an illegal eviction since I chose to leave?
    2. Should I take her to small claims court to re-coup the cost of May's rent, the moving truck, and lost wages?
    3. Is there a better option than small claims?
    4. Does the COVID lockdown effect my claim in any way?

    [MO] No Homeless

    In Missouri. I found out today that my HOA (yes, I know) has initiated a suit against us. They served us a couple of weeks ago (breach). Apparently we haven't been paying our dues. For a couple of years. My wife knew about this but never told me (she panicked and ended up just ignoring it). I was alerted by my work that it turned up during a routine check.

    We got the summons (apparently) in late April and court is scheduled for late June. The summons says we owe a little over three grand. I don't think I can pay that all at once but I can probably swing it in a handful of months. I called a local lawyer and he talked me down a bit but I'm still crazy stressed over this. Apparently there was a lien filed in February and this summons ends with the plaintiff asking to foreclose. So, it seems really quite serious.

    My question is: how screwed am I? If I offer to settle up with a short term payment plan (say, 3-6 months), does it seem likely I can keep my house? If I have to pay it all now, I may be able to make it work but I'd rather not have to take the beating if I can avoid it. I understand I owe this money and I intend to pay it and it will be top priority. But if I can do it without us having to live on ramen and water for months, I'd like to elect that path.

    My moms job is forcing her to clean COVID patient room with used inproper safety gear.

    My mom works at a mental hospital who has been continuously taking in new patients despite being advised not to by our state. (Oklahoma) This is a MENTAL hospital for depressed, anxiety, suicidal, etc. kids/adults. They were told they weren't allowed to keep sick patients and to send them to the hospital that is also owned by this company yet they refuse to for some odd reason.

    They've already had 3 confirmed cases (2 of which were hidden from employees until the patients left) and they dont provide their employees with any safety gear other than cheap thin masks while the higher ups wear N95s (meaning they have access to them.) My mom is a housekeeper and her boss (who should NOT work there but has his employees too afraid to stand up for themselves) messaged her this morning insisting she join her coworker to clean the room of a COVID patient because she was being discharged today. My mom's coworker told him that she could do it on her own because she is young and has been on that unit already since the patient was confirmed positive. He, for some reason, insisted that my 53 year old mom who has COPD join her and both him and his boss told her if she refused she would be fired on the spot. My mom does everything up there and does his job while he stays in his office. Everytime somebody talks about my mom they give her the highest approval and go on about how she is the best employee up there and no other housekeeper has ever compared. (Saying this because it's not like she is an employee they want to get rid of in secret anyway) This wouldn't be such a big deal if they were given proper gear but they give them a USED MASK and a small USED gown to put on and tell them to go clean it or they're fired. The gear they do recieve is used by multiple other employees becsuse they cant get any other new supplies while the higher ups have N95 masks and hazmat suits sitting on their desks for themselves.

    Her coworker was also forced to clean that same room WITH THE PATIENT in there with the same used gear about a week ago.

    I'm wondering what legal action I can take, if any, because nothing about this feels right. My mom is terrified of getting sick and her boss throws disinfectants at them and acts as if they're diseased because he forces them to go in areas they are not permitted to. This is a huge corporation as well, so there is no reason they're insisting their housekeepers do that work without any proper safety gear at all. Especially since her coworker said she would do it alone but they're insisting she join just because they can. This is the second time my mom has been told to clean a COVID room but the first time she wasn't told it was a COVID patients room until after she had cleaned it. I really hope all of this makes sense I'm so angry and upset that all of my grammar has FLOWN out the window 😪

    Landlady threatening me with small claims court.

    Recently my building manager (who's nice) knocked on my door and told me that my landlady was going to threaten me with small-claims court because I haven't paid rent in 2 months since this coronavirus outbreak.

    I live in Los Angeles and know that the notice was passed to give a written letter to the manager/landlady if you can't pay rent which I did.

    I'm out of work and still haven't received my stimulus check nor have I been accepted for unemployment though idk why and I can't even get someone on the phone to help me.

    I used to work for a gym as well as in entertainment here before the quarantine.

    Is the landlady actually serious and will she take me to court based on these situations? Or is she bluffing to get money from a broke ass tenant? Is there anything I can do?

    Also I'm a 23 year old so please give me a little slack on budgeting etc. I'm trying :/ .

    Rental property company claiming $1500 damage due to smoking in house...

    Denver, CO After we moved out of our house, non smoking agreement signed in lease, the rental property is claiming they have to repaint walls and shampoo carpets because we smoked cigarettes in the house. We don't smoke cigarettes, weed or anything. It's a completely false claim. They already tried to charge us for other fixes that we documented in our move in checklist and with emails. We got that money back but they are standing firm on the smoking charge. They never did a walk thru with us upon move out even though we requested it. They have no documentation of a move out checklist claiming there was smell of smoke either. New tenants moved in and claimed a smoke smell. What can we do to fight this $1500 BS claim?

    Dad asking for last 4 digits of SSN and DoB as part of divorce (MO)

    My dad is petitioning for a divorce in Missouri. He is asking me (M, 31) for the last 4 digits of my SSN and my DoB. The form he is filling out (Petition for Dissolution of Marriage (CAFC001)) says this information is required, but it seems like it is only needed if the divorce involves custody or child support. I'm a married adult living in a different state. Does he really need this?

    I don't feel comfortable giving him this information for reasons that I don't want to get into. I'm not in contact with my mom, for additional reasons. They married after I turned 18, so it doesn't make sense that my info would be needed.

    [TX] Best way to go about making a homeowner aware of selective enforcement by an HOA baord I used to work for?

    I posted awhile back about the HOA I worked for. They don't enforce the deed restrictions fairly. I no longer work for these people.

    There was one guy who had a specific violation, and they sued him for it. It cost him several hundred dollars to settle. Someone else was written up for the same violation and they specifically told me to ignore it, because one of the board members is friendly with them.

    I never signed anything for this association; no NDA, confidentiality agreement, nothing.

    It turns out one of my friends actually knows the guy who was sued. I was considering passing along a message through him.

    I want to contact this person and let him know he should look into this other address that has the same violation he did, and start asking some questions. What is the best way for me to do so without facing serious repercussions, if there are any?

    I know people hate HOAs and I've had my fair share of people screaming at me. I only ever wanted to be consistent and they made that impossible, which is why I left. This violation is not something that could be viewed as subjective. It's based on specific guidelines that are absolutely being violated and ignored by the HOA board.
