    UPDATE: Like so many others, my financial situation is not as such that I could easily hire a real estate lawyer...although this is the number one best advice given for this situation. When I originally posed this question in July 2020, my father was in a nursing home. As of yesterday, my father is now deceased.

    My question is, since he is dead but did not have a will, would that automatically exclude me from legally getting the house back?

    I am expecting to have the money to hire a lawyer soon...but don't want to waste anyone's time.

    ORIGINAL POST: (Harris County, Texas) Someone forged my father's name on the Warranty Deed to his home, transferred the ownership of property to their own name...then sold the property to another family.

    As the title says, my 73 year old father's house was stolen by a con man who either stole the physical original deed from my father or used the information provided by online public records search to create his own warranty deed. The con man then forged my father's signature on the "grantor" line (it is obviously a forge, as I have a sample of my dads actual signature from his driver license and it looks completely different) then, after having the deed notarized, filed it as public record. He then turned around and sold the home to another family and apparently pocketed the profit.

    Due to his failing health, my dad had been staying with my brother across town from his house at the time this was going on.

    I live in Colorado, not Texas, so I only found out because my brother (who does still reside in Tx) went by the house one day and saw the family living there. He stopped to ask what they were doing, and they informed him that they had purchased the home for 45k off Facebook Marketplace!

    Alarmed, my brother started looking for the original deed to the house but could not locate it. So he went to county clerk's office and obtained copies of the chain of ownership of the property.

    Sure enough, we could see that someone forged my dads name to gain ownership to the property on 8/2019 and then sold it to a second party in 9/2019. Another interesting thing about this pertains to the notary public. Someone told me that if there is an issue with the notary, it might invalidate the whole transaction so I searched for the notary on the TX Secretary of State website in hopes of filing a complaint. I searched by both full name and notary ID...and cannot seem to find the notary. Is forgery of notary stamps a common thing??? I AM going to call the notary public unit of TX tomorrow to see if I can confirm that this notary is/isn't a real person.

    I know enough to know that I will definitely need to speak to a real estate lawyer...but am wondering if, considering my dad's signature on the deed is forged and the notary public does not seem to exist...does it seem as though I may have a good case here? Would I have a chance in getting the house back? Is something like this going to cost a ton of money? I have some money but not a whole lot.

    My dad has owned his house for 30 years, and I cannot simply let it go.

    Animal abuse pages on Instagram, how do i get attention of the authorities? Who would care?

    Like the title says, I found a post on r /dontfuckwithcats and it was about a girl on Instagram posting animal abuse. I got screenshots of her page.

    Linked to her page was another page , and linked to their page was a video of them literally stomping a kitten to death.

    I want this person to get arrested, i don't just want their account to be banned just so they can make another one. Animals are being killed and abused for entertainment. I can't even fathom how evil you have to be to do this to these poor cats and kittens.

    Please let me know what i can do. I want to find someone who wants justice. I can't just call my local police they can't do anything. What organizations would actually care enough to track these people down??

    Hi r/legaladvice. I wish this was under better circumstances. I only found out because I found the papers for the DNA test for the babies and some other guy signed the doctor's paperwork. My wife also admitted cheating on me after that. Our house was mine from an inherentance before we met but I went to stay with my brother and his fiancée for now because I can't be around her. I've cut contact with her completely waiting to hear back from legal aid about low cost divorce attorneys but the meantime I have some questions:

    1) We were married for 10 years and she never worked. Do I have to give her alimony or child support or any money right now before the divorce is official?

    2) Since only my name is on the house can I evict her so I can live there again? I'm paying all the bills for the house because it's in my name but I can't live there if she's there

    3) Since she always refused to work even though there was nothing stopping her besides her lack of want. Can I argue for reduced alimony after the divorce? She's capable of working if she wanted to.

    I think my kid's teen babysitter is being abused and I have no idea what to do

    I posted this in another group and they were so helpful.Some one recommended posting here. I am now considering filling a report and seeing if I can get her a lawyer. Do I have the right to do that? Do I have the right to just not send her home?

    Hi people of reddit. I read these posts on FaceBook all the time but never thought I would need to post. I am a sad this is what it has to be about. I have three beautiful children and we have a nanny for them who is in high school. She is so sweet and is everything we could ask for. She knows we have nanny cams and I watch them occasionally. I joined the app to check if the kids were still up. They weren't but I could hear her screaming and I mean screaming. Usually you cannot even hear some one on the phone. I don't know what the other caller was saying but her reaction was horrible. Her whole body was shaking. She was sobbing and was making herself hiccup because of how she was crying. She kept saying how she was sorry and it was her fault not theirs. She said she would make it up to him and he could do whatever he wanted to her. Just please don't hurt her again. She kept begging and begging and just saying she was sorry and that she would fix it. At one point she said she knew she was worthless. She was saying she was stupid and that no one liked her. She was saying it as yes to what the person on the phone was saying. She broke my heart.

    I rushed home but it took a while and she was sleeping on my coach. Her face was red and all wet. She apologizing but she is allowed to sleep. She looks so thin now and Her face is so white. She seems so jumpy and like she is scared of me. She used to be so much more outgoing. I have been trying to keep a lookout for her. I paid her and gave her a hug and she held me for so long. She was grabbing the back of my shirt and just shaking. She had tears in her eyes but won't speak. I begged her to stay over which she used to do a lot but won't recently. I am so worried about her. I don't know what to do. I want her to be happy. My five year told me she doesn't like eating anymore and the food is for them not her. She can eat whatever she wants.I would love for her to gain the weight back a little. She is just so pale and getting so thin. I do not know what to do. Should I confront her with the tape? Or just point out the things I have noticed. I want to help her. I just want to hug her again. She held me for so long and apologized so much after. I could have hugged her all day.     Landlord wants my roommate and I to leave every time there is a showing of the apartment we rent.

    Indiana, my roommate works from home and has had to use vacation time to leave because our landlord texted us and told us that it says in the lease that we have to leave every time there is a showing. It is in the lease, but is this legal? We gave the landlord our schedules so we could try to be accommodating and they could schedule a showing when we are able to leave, but they keep scheduling during the set work hours.

    Work is telling my doctor not to give me time off???

    Recently have had a bad back injury at work ( I work at a supermarket in New Zealand) I don't know not much about the laws either but they told my doctor at my appointment to not to let me have time off of work as they sent someone from my work to come and say this to the doctor due to this injury I'm sure this isn't legal and just want to know if they have broken a law and if so which one?

    [NC] Tenant/Roommate’s girlfriend came to visit but will not leave

    To begin, this is in North Carolina.

    Im renting a room to my friend/acquaintance in the basement of my home. I did not have him sign a lease, which at the time (April of this year) I did not realize was necessary.

    I'll avoid small details, but he's been a terrible roommate. He's loud, destructive to the property, and has been spotty about paying rent and utilities.

    Three weeks ago today his girlfriend from another state came to visit. I verbally told my roommate she could stay for one week. It's now been THREE weeks and she is still here. I think she's even got a job in the area.

    Last week roommate asked if she could stay a little while longer while she looked for a job (keep in mind she was supposed to leave a week and a half ago at this point). I told him absolutely no. She had to leave by Saturday (yesterday).

    I asked my roommate earlier today when she is leaving since she has now been here 21 days now.

    He said "soon"

    Me: when exactly?

    Him: soon

    Me: Tuesday?

    Him: Soon

    So I left it at that and told him to plan on meeting together on Wednesday. Wednesday I'm planning to give him 30 days notice. I'm thinking tomorrow I'll tell him she has to be out by Wednesday.

    What I want to know is, how many days does it take for a guest to become a tenant in NC? Can I have the police escort her out on Wednesday if she's not gone by then? Any other advice?

    I got pulled over for not having insurance today, I showed the cop my proof of insurance on paper & in my Geico app

    & He still said he was going to tow my car, I told him no you're not, your system is wrong. CopA then said my car smells like weed & I immediately told him to search my car bc he completely made that up. While he search my car for nothing, I showed copB my bank statement proving I pay for insurance & my next payment is tomorrow. CopA "allowed me to drive the car home" and now I have to go to court to prove I have insurance when I just did that in multiple ways? How am I supposed to go to work while I wait for a court date to come in the mail? Is there anyway I can fix this through pendot so I can at least drive my car? PA, BUCKS COUNTY sorry I don't post a lot let me know if I need to add more information

    EDIT: I forgot to mention someone hit my car about a month ago so I had to give a cop my car insurance why was this not brought to my attention at the time? I've had Geico for about a year, I mentioned this to the cops they simply said in the system it says I don't have insurance so I can't drive

    Mom left ER with life threatening illness

    My mom went to the ER with the most severe abdominal pain, to the point where she was sweating, crying, had a fever and could not sit. She told them her pain was at an 8, but in retrospect it was a 10. She was bordering on delirious and begged them for a place to lay down, making it clear her abdominal pain was so severe that she couldn't sit in a chair. There were 14 people ahead of her, none of them in outward pain like her, but she was told she had to wait. She begged them for care and said there was something seriously wrong. After waiting an hour and a half and repeatedly telling the nurse that she couldn't stand or sit, asking if she could go lay down in the car, and asking how long the wait would be, to which the answers were "sorry" "no" and "I don't know", she told them she could no longer bare to sit or stand and would have to go home because the pain was too much to bare. Then she did.

    The next day first thing in the morning she went back, no one else was waiting and was admitted immediately. She almost died and needed emergency surgery and was getting sepsis. We're lucky they got her into surgery when they did. She was there for 9 days. The situation she was in was a life threatening situation and if she hadn't gone in when she did she could be dead. It was made worse with the time waited.

    We've heard conflicting things, mainly tipping on the fact that she left of her own will. To me, it seems like they let her leave with clear symptoms that something was severely wrong.

    Is there a case here? We're in the United States.

    Virginia - will not bring charges against my rapist - can I get the detective's records?

    I went to the Loudoun County Sheriff's Office to report my rape in July 2020. Part of the investigation involved recording a phone call between myself and my rapist, in which he apologized profusely and said what he did was wrong. The prosecutor has denied filing charges due to lack of evidence, a "he-said-she-said" situation, and the fact I waited one week to report.

    I want a copy of all of the detective's investigation including the phone recording for my own records.

    Is this legal in Loudoun County Virginia? How do I do it?

    A question about the circumstances of my father's death that keeps me up at night sometimes

    State of Kentucky. My father died over a decade ago when I was a teen so this question is for my own curiosity/ peace of mind. Every so often at night when I'm trying to sleep I'll dwell on the circumstances of his death.

    My father overdosed and died on oxycodone. He was with his girlfriend at the time who had introduced him to it. About two weeks prior he had transferred all of his life insurance to her. The girlfriend did not call an ambulance when he started to overdose and instead called her sister who drove from nearly an hour away and then the sister called an ambulance.

    I got the news late at night from my great uncle. I was over 18 and my father's next of kin. The great uncle had told the hospital to go ahead and cremate my father and the hospital did. They never asked me or got my permission. I never got to see my father's body.

    I have two questions: The police at the time said the girlfriend hadn't done anything wrong by not calling an ambulance and didn't look into it further, is that true?

    Also, why did the hospital go ahead with cremation on my great uncle's say so? Should they have done that? His father was living, too, and wasn't consulted either.

    The water department has been charging 3 different apartments on one meter.

    I've been living at a triplex apartment in a small town in rural Missouri. Rent is cheap, so is electric, but water has always been killing me at around $100 us dollars. Well, at one point last month one of the tenants almost got their water disconnected and they contacted our landlord because that would mean disconnecting all of the apartments; apparently we are all on one meter, and receive the full amount independently.

    Me and my neighbor were only recently made aware of this. My neighbor's dad seems to think this is illegal, and the neighbor wants me to help write a letter of complaint in attempt to get restitution.

    I know nothing of legal/beaurocratic matters such as this. Is it worth attempting to talk to city hall or will we be ignored? I've been living there for 12 months now, so getting 2/3rds of around $1200 would be the approximate amount of damages, which would certainly help.

    Found this guy on a dating app called Wink and I've been talking to him for four months. Throughout the time he was sending me money, I'd buy bitcoin for him, and he'd leave me with a stipend. I found out the pictures he sent me were fake using a photo reverse search app and confronted him. He admits they are fake but insists the person I was FaceTiming with was really him. Read up a bit on money laundering and romance scams on the web and I'm kinda spooked. Am I going to get in trouble?

    I picked up my ragdoll on Friday, and he was matted, covered in feces, thin bones showing, scared. So, I tried reaching out to Cashapp (what I paid her through, because she had good reviews on Rover) and they're saying since it's completed they can't dispute it, but file a report and have law enforcement contact them. Issue is I don't know who to bring this matter up to, when I try to file the report online there's not a category it really falls into I believe.

    Landlord enters property without notice

    I don't want to make a long post, so I'll quickly jump through details.

    My lease ends on the 30th of this month, and they have been doing estate viewings. About an hour ago, my landlord's son (not on the lease) entered my property as I'm taking an early afternoon nap after a shift at work. I had no prior notice. I didn't say anything, however allowed him to continue the business he appeared for.

    When he went outside with the prospecting renter, I was sitting on my front balcony and overheard him say "We will kick him out a few days before his lease ends to professionally clean the property"

    Previous viewings, I've had less than 24 hour notice for when the landlord would appear, but this was the first time I seen them do it in person, and believe the landlord's son has been hosting them, and not the landlord.

    When I have respectfully declined a day for them to view (it was a 10 hour notice, and had mentioned that I would be at home, working, and would love to not be disturbed), they threatened holding my security deposit.

    Am I just dealing with a landlord from hell, or do I have any rights to push forward with this legally -- or is it even worth it?

    Got T Boned by a car waiting at a stop sign. Is there anything that can be adressed legally?

    I was driving and my mom was is the passenger in relatively dense traffic from a mall exit while the car in question stopped at the sign. Nothing to obstuct visiblity, no adverse weather conditions, my headlight are on and I'm rolling with traffic. Gunned it into my passenger side while I was in front of him and went straight across the street from a dead stop. Got pretty rattled up and I did take a passenger to the hospital.

    I live in NJ and it is a no-fault state, there isn't any logical conclusion as to why he accelerated into me and I feel like there was some legitimate negligence at hand. Is there anything that can be done?

    Gas Company damaged the kitchen floor and will not pay to repair it.

    My daughter owns her home, she noticed a gas leak and called the gas company, the employee who came out, pulled out the stove to look behind it, in doing so he caused a 2-3 foot gouge in the linoleum. My daughter contacted 3 contractors and got 3 estimates all ranging from $800-$1700, basically because the whole kitchen needs to be re-done, they can not just match and patch the damage (and they shouldn't since she has only owned the house for a year and it was their negligence that caused the damage) She contacted the gas company claims department and they said the most they would give her is $500. Any advice on getting them to take the whole responsibility for the damage?

    At what age can a person legally own items? (in Ohio)

    My dad is trying to burn an army jacket that I got from my cousin in the army. I am 16 and want to know if I own the jacket or if my dad has the legal right to burn it. Also I am looking to move out as soon as possible and I want to know if the laptop my grandma gave me for Christmas is legally mine.

    I have tried to look this up online but its only telling me about The Ohio Transfers to Minors Act. Any help would be appreciated. Thanks for your time, -- TheLeafyOne

    Landlord switching laundry room from prepaid cards to phone app payment, requires data plan to use, I don't have a data plan which means I can't use the laundry

    [WA state] My phone is strictly WIFI only and pre-paid with no data plan. My lease includes use of the laundry machines on site. They will not let me buy my own washer dryer for my unit. They are switching from pre-paid cards for laundry to a phone app that requires a data plan. I will lose the use of the laundry facilities as a result or be forced to buy a data plan, the cheapest one is about $800 a year. Is the landlord in violation of my lease, or do I need to pony up the cash for a data plan to use the machines?

    Edit: the is no wifi in the laundry room and yes I discussed it with my landlord and they will not add wifi to the laundry room or accommodate me in any way.

    Company Sister Works For Making Her Pay For Unpayed Food

    We're from California and I'm posting this the behalf of my sister (she's 17 years old). So what happened is that a customer from this company (it's a pizza place) ordered over the phone and so they payed with card. However, this didn't exactly work out since the card said it declined, but the receipt printed out as payed (apparently this is a common issue of it initially declining but eventually accepting) so she gave the pizza to the customer. She thought that this may have been an error, but since she was closing, all she could do was put a note up for the owner to make sure to check if it actually processed. Once they checked, however, it turned out the payment didn't go through. Because of this, the owner is now making her pay for half of the cost of the pizza (also making her coworker that was present with her pay the other half). On top of that, she didn't receive her tips from that day either (tips are collected from a cup at the register then distributed amongst all employees). Are either of these even legal and can they force her to pay?

    Property Manager Neighbor

    I'm writing this as I am coming down from being extremely angry, and I just want to know how I should proceed with this situation from a legal standpoint.

    I recently moved into my duplex in June, and the day I moved in I found out that my neighbor in the other duplex was my property manager. Since then, she has acquired my email and personal phone number from her records, not from me, and texted me on multiple occasions. She has used a tone with me that I do not appreciate, which I did not say anything about.

    On our property, we have a parking lot with 4 spaces specifically for our cars. She, since I have moved in, has gotten a 20 ft camper and parked it in the lot, covering at least 2 of our spots, and telling us to park in front of her apartment instead. Her camper has also spilled into other tenant's spots, causing them to park in front of our stairs, meaning we cannot leave out our back door.

    We had a conversation over text, talking about a visitor accidentally parking in a spot and she got upset with me. I mentioned the visitors parking in front of our stairs, and she said it wasn't them. She then sent her boyfriend over to our duplex to talk to me (20/F) about being "snippy" with her and essentially gave me the feeling that 'we have power over you and you should be complacent.'

    (I live in west Wisconsin, we have 4 tenants on our lease, all female, and this person is not our landlord, just our property manager)

    Debt repayment logistics (Montana)

    I recently made a repayment plan for a debt that I accidentally incurred. I called and asked for a repayment plan and we agreed to monthly installments. But they will only accept checks by mail with the payment being due by the 5th of each month.

    I like to pay things off early so I sent them a check for my first months payment along with the signed contract. A few days ago I sent them another check for October's payment.

    Today I got a letter saying that because my payments where made before the first of each month they didn't count. So my first check was just a general payment that didn't count, and my second check was a late payment for September.

    I am a self-employed contract worker so my income generally doesn't fall on the 1st. Rather it is usually around the 8th - 12th of each month.

    I do have money to send them another payment but if I do I run the risk of it being a second late payment or another early payment that doesn't count. It takes a few days for mail to get from my location to theirs and weekends have to be considered. For example, October 5th is a Monday.

    I have ok credit (745) that I want to improve, but I feel like I'm getting taken advantage of here. Do I have any options?

    I did some research but couldn't come up with a definitive since my checks stated the time they were intended to pay but were not post-dated.

    My contract says the checks have to be received in their office by the 5th not postmarked by the 5th.

    Any advice would be helpful thank you.

    TL;DR I have a very narrow window to land my payment on a desk through the mail and it's costing me money.

    Creepy neighbor in apartment building

    I (25 f) moved into a new apartment at the beginning of the month. When I received my keys my landlord warned me that one of the tenants (middle aged ~40-50s I'm guessing) is a bit off, and they are hoping to evict him once the eviction hold is lifted. However it has become excessive and I am feeling incredibly uncomfortable.

    We first met when he was standing on the side walk waving to cars that were driving by. He introduced himself and mentioned that the landlord told him not to speak to me or the other girl that just moved in. I introduced myself. Then he went inside and I went to park my car. He was waiting outside his door for me (our doors are right next to each other) and started talking to me and showing me things from his apartment and was blocking my door so I couldn't get in. He showed me his box cutter collection and told me he wasn't allowed to have knives so he collects these instead.... I went inside my apartment.

    He then proceeded to knock on my door 5 other times that day. Sometimes to just say hi and ask how I was doing, another time he gave me earrings and wouldn't leave until I took them, then he was trying to give me weed.

    The last time he knocked it was incredibly frantic, he said he was having an emergency and needed my help. I went with him outside where he told me someone was trying to hurt him, when we were outside there was no one there. He just showed me how he wrote his name with a rock, then as we were walking inside he started talking about how badly I beat that girl up who was trying to hurt him. When I said there wasn't anyone there he continued to insist I fought with a girl. Obviously he suffers from some sort of issue so initially I was trying to be sympathetic, but the last incident made me incredibly uncomfortable.

    I reached out to my landlord and they said they would talk to him and they're sorry...

    Wellll I thought that was the end of it, but it turns out the reason he was leaving me alone was because he was in the hospital until Wednesday. Literally as I was putting my key in the door after I got home Wednesday night, his door swings open and he talks about how much he missed me and how he was in the hospital. I said I was sorry to hear that, but I have things to do, then went into my apartment and closed/locked the door. I literally have to tiptoe around my apartment and enter/leave as quietly as possible so he doesn't hear me.

    Friday night when I came home he had his door wide open because he was waiting for me and wanted to see me. I told him I couldn't talk and he was asking why I wasn't home the past few days because he hasn't seen me or heard me....so creepy. Again, I was home, but just trying to be quiet so he doesn't know. Anyways, the next morning, he knocked on my door around 8:30 am, and just creepily stared at me and said "my mamiiiii" and so I said I was busy and closed the door. I decided I'm no longer answering my door. Since this morning he has knocked on my door 5 times, two of which were around midnight. I was also out for part of the day so I don't know if he's knocking while I'm out, but I suspect he is.

    Is there anything I can do here? I am incredibly uncomfortable and getting concerned for my safety. Help me please. I am in New York, if that helps at all with any advice.
